<p>Duke Gardens earns a <a href="http://www.walkscore.com/score/Garden-Drive-Alexandria-VA" target="_blank">walk score</a> of 62, making it &#8220;somewhat walkable.&#8221; Well over a dozen restaurants are within a half mile, including local favorites <a href="http://www.lostoltecosrestaurant.com/main.html" target="_blank">Los Toltecos</a> and <a href="http://www.goodluckchinese.com/" target="_blank">Good Luck</a>. If you need to get out and walk off some of the food you&#8217;ve just had at one of your favorite neighborhood joints, you can head to one of the nearby parks, which includes Ben Brenman Park, Hensley Park, and Cameron Run Regional Park. After you&#8217;ve tired yourself out, you can head to one of the four coffee shops that are within a mile of Duke Gardens for a little pick-me-up.</p>
<p>Currently, just one home is actively listed for sale in Duke Gardens. It&#8217;s a foreclosure with three bedrooms, two baths, and 1,120 square feet of living space. It&#8217;s been on the market for 50 days with an asking price of $300,000.</p>
<p>No homes are currently under contract in Duke Gardens.</p>
<p>In the past year, four homes have changed hands in Duke Gardens. They sat on the market for just 20 days before selling, and had an average sales price of $315,706. None of the homes that sold in the past year were a short sale or a foreclosure.</p>

<h2><strong>Listings Sold &amp; Average Days on Market in Alexandria and Alexandria City</strong></h2>
<p>A total of 37 homes were sold in Alexandria this past week. Of those homes, 19 were in Alexandria City, while the remaining 18 were outside the city limits. The average sales price for all of the homes that sold was $359,779.</p>
<p>Homes that sold in the past week in Alexandria City sat on the market for 108 days on average. Homes outside the city limits took an average of 77 days to sell.</p>

As an added convenience, Shad Row is less than a mile from the Braddock Road <a href="http://www.wmata.com" target="_blank">metro</a> station, making commuting a breeze.</p>
<p>Shad Row earns a <a href="http://www.walkscore.com/score/562-N-Asaph-St-Alexandria" target="_blank">walk score</a> of 82, or &#8220;very walkable.&#8221; Dozens of restaurants are within walking distance, including local favorites <a href="http://www.labergerie.com/" target="_blank">La Bergerie</a> and <a href="http://www.alalucia.com/" target="_blank">a la Lucia</a>. If coffee is your thing, more than a dozen java joints are within a mile of residents&#8217; front doors. And if fresh air is what you desire, both Oronoco Bay Park and Founders Park are just a few blocks away.</p>
<p>Currently, no homes are actively listed for sale or are under contract in Shad Row, according to MRIS, our local MLS.</p>
<p>In the past year, just three homes have changed hands in Shad Row. All three had two bedrooms, one full bath, one half bath, and 990 square feet of living space. They sat on the market for an average of 73 days and sold for an average of $481,300. Two of the homes were end-unit townhouses, while the third was an interior unit, and none were short sales or foreclosures.</p>

<p>Quantrell Mews earns a <a href="http://www.walkscore.com/score/Ricketts-Walk-Alexandria-VA" target="_blank">walk score</a> of 57, which makes it &#8220;somewhat walkable.&#8221; More than a dozen restaurants are within a mile of residents&#8217; front doors, including local favorites <a href="http://www.heebeen.com/" target="_blank">Heebeen</a> and <a href="http://www.valentinosnystylepizzeria.com/" target="_blank">Valentino&#8217;s</a>. If you&#8217;re in need of a little caffeine jolt, about a half dozen coffee shops are within a mile, as are nearly a dozen grocery stores. And if you&#8217;re looking for a nearby happy hour to unwind after a hectic day, three bars are within a mile of Quantrell Mews. But if what you really need is some retail therapy,  you&#8217;ll be happy to know that Landmark Mall is just a hop, skip, and a jump from the neighborhood.</p>
<p>Currently, two homes are actively listed for sale in Quantrell Mews, according to MRIS, our local MLS. One is a three-bed, 2.5-bath interior unit that is a foreclosure. It&#8217;s been on the market for 239 days with an asking price of $419,900. The other home for sale has three bedrooms, three full baths, and one half bath. It&#8217;s also an interior unit, but is not a short sale or foreclosure. It has an asking price of 409,999 and has been on the market for one day.</p>
<p>No homes are currently under contract in Quantrell Mews.</p>
<p>In the past year, two homes have changed ownership in Quantrell Mews. One of them was an end unit with three bedrooms, three full baths, and one half bath. It sold for $413,000 after 159 days on the market. The other home that sold was three-bed, 2.5-bath interior unit. It was on the market for 179 days before selling for $410,000. Neither of the homes was a short sale or foreclosure.</p>

<li>In the past week, 99 homes went under contract.</li>
<li>75% of those homes were listed for less than $500,000.</li>
<li>One of the homes that went under contract this week was listed for more than $1,000,000.</li>

<h2><strong>Alexandria Inventory</strong></h2>
<ul>
<li>Active single family home listings: 316</li>
<li>Active townhouse listings: 173</li>
<li>Active condo listings: 255</li>
</ul>
<h2><strong>Listings Sold &amp; Average Days on Market in Alexandria and Alexandria City</strong></h2>
<p>A total of 40 homes were sold in Alexandria this past week. Of those homes, 16 were in Alexandria City, while the remaining 24 were outside of the city limits. The average sales price for all of the homes sold was $408,073.</p>
<p>Homes that sold in the past week in Alexandria City sat on the market for 68 days on average. Homes outside the city limits took an average of 90 days to sell.</p>

			<content:encoded><![CDATA[<p>So far, 2012 is off to a busy start!  I&#8217;ve already had many calls from both buyers and sellers who are asking about the market, so I am anticipating a busier spring than usual. Rates continue to stay at record lows—many days below 4 percent.</p>

<p>Homes that sold in the past week in Alexandria City sat on the market for 108 days on average. Homes outside the city limits took an average of 111 days to sell.</p>
