Alexandria Neighborhoods: Tarleton

Tarleton is a community of approximately 140 single-family and duplex homes, mostly in a rambler style, built in the 1950s and ’60s. Located just south of Duke Street near Van Dorn Street, Tarleton is convenient to major commuting routes, such as I-395 and the Beltway. It’s also about two miles from the Van Dorn metro station.
With a walk score of 63, Tarleton is considered “somewhat walkable.” At least a dozen restaurants are within a half mile of residents’ front doors, including local favorites Good Luck and Mango Mike’s. To get your fix of the outdoors, five parks are within a mile, and for a pick-me-up after you get some fresh air, head to one of the three coffee shops that are within a mile of the neighborhood.
Currently, no homes are actively listed for sale in Tarleton, according to MRIS, our local MLS. Two duplexes are currently under contract. One has five bedrooms and two full baths with an asking price of $240,000. It’s a short sale that has been on the market for 138 days. The other home is a three-bed, 2.5 bath home, which is also a short sale. It’s been on the market for nine days with an asking price of $250,000.
In the past year, nine homes have changed hands in Tarleton. They sat on the market for an average of 57 days with an average sales price of $281,750. Three of the nine homes that sold were foreclosures, while none were short sales.
