Alexandria Neighborhoods: Braddock Lofts

Welcome to the 100th post on our blog! Today, we’re going to take a look at the neighborhood of Braddock Lofts.

Braddock Lofts is a community of 40 townhouses built in 2002. Located in the heart of Alexandria, Braddock Lofts is close to major commuting routes, such as Route 1, George Washington Memorial Parkway, and Braddock Road. It’s also a stone’s throw from the Braddock Road metro station.

With a walk score of 82, Braddock Lofts is considered “very walkable.” Dozens of restaurants and coffee shops are within walking distance of residents’ front doors, including local favorites Bilbo Baggins and Blue & White Carry Out. Seven grocery stores are also within a half mile of the neighborhood.

Currently, two homes are actively listed for sale in Braddock Lofts, according to MRIS, our local MLS. One is a four-bed, 3.5-bath interior unit with 2,646 square feet of living space. It’s listed for $765,000 and has been on the market for 119 days. The other house for sale is an end unit with three bedrooms, two full baths, and two half baths. It has been on the market for four days, has an asking price of $749,000 and 2,340 square feet of living space. Neither of these homes is a short sale or foreclosure.

No homes are currently under contract in Braddock Lofts.

In the past year, just three homes have changed hands in Braddock Lofts. Two of them had three bedrooms, two full baths, and two half baths. The other home that sold had three bedrooms, three full baths, and two half baths. The average sales price on those homes was $744,333 and they sat on the market for an average of 55 days before selling.
