Alexandria Neighborhoods: Baggett Tract

Baggett Tract is community of about 7o townhouses built in the 1940s. Located just north of King Street and west of Commonwealth Avenue, Baggett Tract is convenient to major commuting routes, such as Duke Street, Route 1, and the George Washington Memorial Parkway. It’s also close to two metro stations. It’s about a quarter mile from the King Street station and about a half mile from the Braddock Road station.

With a walk score of 83, Baggett Tract is considered to be “very walkable.” At least 10 restaurants are within just a quarter mile of residents’ front doors, including local favorites Quattro Formaggi and Brabo. Hungry? Five grocery stores are within a half mile, and for lovers of the outdoors, a half dozen parks are a mile away or less.

The neighborhood is popular, and currently no homes are under contract or actively listed for sale in Baggett Tract, according to MRIS, our local MLS.

In the past year, just three homes have changed hands in Baggett Tract. Two of them had two bedrooms, two baths, and 884 square feet of living space. The average sales price for these two was $482,500 and they sat on the market for an average of just eight days before selling. The other house that sold had three bedrooms and one bath. It was on the market for 18 days and sold for $320,000.
