Alexandria Neighborhoods: Braddock Heights

Braddock Heights is a community of nearly 500 single-family homes located east of the intersection of King Street and Braddock Road in Alexandria. The majority of the homes were built in the 1930s, ’40s, and ’50s. In the past few years, a couple of the older houses have been torn down and new homes built in their place.

The neighborhood is considered “car dependent” by WalkScore.com, but even so, there are eight restaurants within three-quarters of a mile, plus seven grocery stores and six coffee joints within a mile of Braddock Heights. For nature lovers, there are over a dozen parks within two miles of the community. Braddock Heights is also convenient to I-395, and is located less than a mile from the Braddock Road metro station, making it a popular destination for commuters.

Currently, just two homes are listed for sale in MRIS, our local MLS. One is a three-bedroom, two-bath colonial listed at $539,000 and the other is a four-bedroom, three-bath farmhouse with an asking price of $939,000.

Seven houses in the neighborhood are currently under contract, with an average asking price of $739,000. None of the homes that are under contract or actively listed for sale are short sales or foreclosures.

In the past year, 20 homes have changed hands in Braddock Heights, ranging in price from $558,000 for a three-bedroom, two-bath rambler to $1,040,000 for a contemporary with five bedrooms, two full baths, and two half baths. The average sales price was $760,062 and they sat on the market for an average of 61 days. As a testament to the strength of the market in Braddock Heights, none of the houses that sold in the past year were short sales or foreclosures.
