Alexandria Neighborhoods: Potomac Greens

Potomac Greens is a community of over 200 three- and four-story townhouses located north of Old Town just off George Washington Memorial Parkway. The Braddock Road metro station is the nearest to the community, located about a mile-and-a-half from Potomac Greens. The neighborhood is also convenient to major commuting routes, such as George Washington Memorial Parkway and I-395, and just minutes to downtown Washington, DC, Reagan National Airport, and the waterfront. Nearly a dozen restaurants are within a half mile of Potomac Greens, and there are ten grocery stores less than a mile from residents’ front doors.

Construction began in 2006, and includes homes designed by EYA and Craftmark. While the houses are newer, the Potomac Greens homeowner’s association website describes the community as “offering a blend of old world charm and modern convenience.” Neighborhood amenities include a swimming pool, playground, nature trail, clubhouse, gym, and other common outdoor areas.

Currently there are six homes actively listed for sale in MRIS, our local MLS. Two of those listings are short sales, with one listed at $699,000 for an interior unit with  four bedrooms, three full baths, and three half baths. The other short sale is an end unit with three bedrooms, two full baths, and two half baths listed at $895,000. Two homes are currently under contract, and one of those is also a short sale.

In the past year, eight homes changed hands in Potomac Greens. Those homes sat on the market for an average of 103 days. Two of those homes sold in less than three weeks and all but two sold in less than three months. The average sales price in the past year was $816,875. None of the houses sold last year were foreclosures, and one was a short sale.
